Concord Gardens South Estates and Park Estates II are now complete. We're proud to offer a wide selection of affordable housing 1, 2, and 3 bedroom homes for lease in this brand new master planned community. We're currently processing applications. Please read below the city of Richmond's requirements for affordable housing and sign up for the next available application openings. Please read these below requirements before applying for our pre-screening process. These requirements are set by the City of Richmond’s Affordable Housing Strategy. Prompton Real Estate Services Inc. is not responsible for setting affordable housing requirements.

*You are only eligible to rent these suites if your household income is less than the Maximum Eligible Tenant Household Income. Approved applicants are required to submit an annual CRA Notice of Assessment to the landlord, Prompton Real Estate Serivces Inc. If your income increases above the maximum allowable after occupancy, tenants will be given 6 month’s notice to vacate the suite. We will also be collecting the most up-to-date bank account summary and require a letter of employment if applicable.

Suite Sizes:
Range from 582 sq.ft to 1242 sq.ft

Occupancy Standards:
There shall be no more than 2 or less than 1 person per bedroom. Spouses and couples share a bedroom. Parents do not share a bedroom with children. Dependents aged 18 or more do not share a bedroom. Dependents aged 5 or more of opposite sex do not share a bedroom. Exceptions can be made. All family members over the age of 19 must submit their own application.

how to apply

Step 1: Please read above conditions before applying.

Step 2: Complete one of the below online application forms. Due to high volume, our office is unable to respond to applications not meeting the requirements or any follow up inquiries. All family members over the age of 19 must submit their own application.

Step 3: If your application is approved, we will contact you with the next steps. Acceptance of application is the initial stage of a pre-screening process which only applies to a suite viewing but does not guarantee tenancy.

Step 4: After the application and suite viewing process, our office will ask you and any others in the household earning income to send us your Notice of Assessments for the past 2 years. This is done to verify that your combined household income is not above the maximum allowable.

Step 5: After reviewing your Notice of Assessment, we will then contact you if approved for tenancy, subject to availability.



*Once Applicants are notified by Prompton of being shortlisted, they must provide 2019 government issued financial documents stating source of any additional income, including but not limited to your 2019 notice of assessment, child benefits, alimony, child support, disability income etc. We will not be able to proceed further with processing applications without this documentation. An up-to-date bank account summary will also be collected and letter of employment if applicable.
